WHAT IS RealVitalize?

RealVitalize is a pre-listing home-improvement program that can help cover eligible work used to prepare a home for sale.  Depending on the project and program approval, that may include things like cleaning, paint, landscaping, staging, handyman work, kitchen or bathroom updates, curb appeal improvements, and other sale-prep items.

This page is here to help you understand the basics.  What kinds of projects are commonly considered, and whether it may be worth discussing for your home.  It is not a promise of a higher sale price, a faster sale, or a fit for every property.

WHY SELLERS ASK ABOUT RealVitalize?

  • To get the home more show-ready before listing.
  • Need help coordinating common pre-sale work.
  • Do not want to pay those project costs up front at the start.
  • Want to compare an as-is approach versus doing sale-prep work first.

Sometimes even modest preparation can make a home easier to present.  In other cases, a simpler as-is strategy may make more sense.  The right answer depends on the property, your timing, and your goals.

Project options vary, but examples commonly include:

Project availability, vendor coverage, and eligibility can vary.  Eligible projects may include common pre-listing repairs and improvements.  Project eligibility, scope, and vendor availability should be confirmed through the RealVitalize process and Angi Project Consultant.

WHAT SELLERS OFTEN LIKE ABOUT THE PROGRAM

  • No payment due at the start for approved work.
  • No interest, fees, or markups.
  • No credit checks or pre-qualifications.
  • No liens filed against the property, according.
  • Access to Angi-sourced service providers and project coordination.

Those are the helpful program features.  The right decision still depends on the scope of work, timing, vendor availability, budget limits, and whether the program is the best fit for your overall sale plan.

IS RealVitalize A GOOD FIT FOR EVERY SELLER?

No.  Some sellers benefit from pre-listing work and project coordination.  Others may be better served by selling as-is, doing a smaller scope of work independently, or moving forward without the program at all.

That is why this page should lead into a conversation, not a blanket recommendation.  My role is to help you compare the options honestly.

FAQs About RealVitalize

RealVitalize is a pre-listing home-improvement program designed to help eligible sellers complete certain sale-prep improvements without paying those costs at the beginning.  Program terms, approvals, and limits still apply.

Repayment is generally for the exact amount spent on covered work, with no interest or fees, and is typically deducted from the equity at closing. 

If the listing agreement expires or is canceled, or if there is not enough equity in the home sale to cover the RealVitalize costs, or 12 months elapse from the date of first RealVitalize project completion, you will be responsible for paying back the RealVitalize program. 

The program materials say there are no interest charges, fees, or markups.  Final obligations still depend on the participation agreement and program terms.

Common examples include painting, cleaning, landscaping, staging, handyman work, kitchen and bathroom updates, carpentry, drywall and insulation.  Plumbing, electrical upgrades, junk hauling, and other sale-prep improvements.

Structural work is not included in the consumer brochure examples.

An Angi Project Consultant helps source service professionals, scope the work, provide estimates, and help coordinate the project schedule.

The brochure says there are no credit checks or pre-qualifications.

If project costs exceed the RealVitalize budget, the materials say there may be two options:

  1. increasing the budget within program rules, subject to brokerage limits, or
  2. paying the overage out of pocket before the project starts.

No.  Results are not guaranteed.  So the program should be presented as an option to discuss, not as a promise of price, timing, or outcome.
